HOA Fees at Oak Run
Oak Run does not have an HOA. Instead, there is a service fee that is charged. They have what they refer to as a “social organization” known as ORHA (Oak Run Homeowners Association sounds like an HOA, right?). ORHA doesn’t own any of the common areas; those are owned (and operated/maintained) by Oak Run Associates, LTD (ORAL), which used to be known as Decca (the developer).
The fees have remained remarkably consistent, though they vary by neighborhood ranging from $128 to $178. The services fee in the villas can push over $300 but also adds annual pressure washing and exterior painting every five years. In a few areas, lawn maintenance is also included, which adds to the HOA fee pushing it closer to $270.

What is the pet policy in Oak Run Ocala, FL?
Dogs are welcome; Oak Run built a dog park for them. There is a two-dog limit. Technically there is a weight restriction. However, if you call the office, they will tell you it’s not enforced. If asked, the office will issue an address and an official variance letter stating your sizeable furry friend is OK.
Are dogs allowed in Oak Run Ocala, FL?
Yes, dogs are allowed and loved in Oak Run. They built a doggy park just for them.
Are fences allowed in Oak Run Ocala?
Yes, though not all homes allow them. 4′ chain link is the approved fencing, and HOA approval is required. Golf course frontage homes are not allowed to have chain link fences, and there are other neighborhood restrictions, so be sure to check the restrictions for the home you’re inquiring about.
Are golf carts allowed in Oak Run?
Yes, if you take your golf cart on the golf course, you must be a member. The Oak Run golf course does not offer a separate individual trail fee.
Can I lower my services (HOA) fee by not taking lawn maintenance?
Each home’s services fee is locked to a specific service, so, unfortunately, the answer here is no. If the home has lawn maintenance, it is locked to that home, and the fee is charged.
Why do some neighborhoods have numbers and some names?
Oak Run started by numbering each neighborhood: 1, 2, 3, etc. when they got to 13, they realized no one would want to live in the unlucky neighborhood 13, so they started naming them. I’m told that, eventually, all neighborhoods will have names.
Do I need to be 55 to purchase in Oak Run?
No, however, Oak Run is an age-restricted community, so at least one of the members living in the home does need to be 55. I’ve had non-55 customers purchase homes for their aging parents, which is allowed.
Is Golf membership included in the services (HOA) fee?
Golf membership is not included in the services fee; you must purchase this separately.
