What does Resort Style Living Mean?

Ocala Preserve is what is considered resort-style living. This means your everyday life is similar to that of a resort stay. The Salted Brick restaurant is located on-site, so imagine sipping a cocktail by the pool, picking up your phone, and ordering some food from the restaurant, and a server will bring it out to you poolside. You were wondering what to do with your day. Just walk over to the “things to do” board similar to what’s found on a cruise ship and see all the activities and happenings for the day. Maybe you want to attend a cooking class? Perhaps a wine tasting? Maybe you want a spa day? These are just some of the many options available to you in this spectacular community at Ocala Preserve!

Why Is Ocala Preserve No Longer Trilogy?

TRILOGY UPDATE! The Trilogy community, including all buildings, vacant land, clubhouses, and golf course, has been sold to a company called Forestar and closed at the end of November 2020. The community is no longer a Trilogy-branded community but is just “Ocala Preserve.” All of the Trilogy brandings have been removed as it belongs to Shea Homes.

What does that mean going forward? Shea homes is still a builder in the community. However, they must purchase lots from Forestar to continue building as they are now a “guest builder.” DR Horton is currently the second guest builder and is constructing its Freedom & Preferred Series Homes in the community.

DR Horton has constructed models in the model home park and started making homes intermingled with the Shea homes. DR Horton has begun Phase 2 of construction and Phase 2 is also being built without the HUD age restrictions meaning families with children can purchase in this phase. Phase 2 of construction also includes 86 duplexes or villas.

Was Trilogy at Ocala Preserve sold?

Forestar purchased the community in November 2020, including all vacant land, buildings, and the golf course.

How much is the HOA fee in Ocala Preserve?

The HOA fee is currently $498 / month (paid quarterly) for homes, and the villas pay $536 / month (also paid quarterly).

What’s included in the HOA fee in Ocala Preserve?

Gate, guard, clubhouse, all lawn maintenance, irrigation (including the water and maintenance of the irrigation system), high-speed internet (200 MB via fiber), resort-style outdoor heated pool, common area maintenance, and access to the restaurant. Ocala Preserve is a resort-style community, and while the HOA fee is one of the higher in the area, as you can see, a lot is included for that money.

Are water and sewer included in the HOA fee at Ocala Preserve?

Water for outside irrigation is included. However, inside water and your sewer are separate.

Are trash and recycling included in the HOA fee at Ocala Preserve?

No, this is one of the few things not included in the HOA fee. The current cost of trash/recycling as of January 2021 is $17.50 per month for twice-a-week trash pickup and once-a-week recycling.

Does Ocala Preserve have a CDD fee?

Ocala Preserve added a CDD in 2022 (starting with Phase 13) of around $700 – $1,200 per year. The bond balances started between $10,000 (villas) and $17,000 (larger homes). The CDD replaced the one-time fee of $5,846. All existing homes that did not have a CDD fee still will not have that fee and will retain the one-time buy-in fee per household.

Is Ocala Preserve a 55+ community?

Ocala Preserve is a mixed-age community. Some neighborhoods have the 55+ HUD age restriction, and others do not. DR Horton phase 2 of construction does not carry a HUD age restriction, and there was a section in the original part of the community that was also all ages. Does Ocala Preserve allow guests of members to use the amenities?

Yes, currently, they charge $5 per person per day for a guest pass.

How much do I pay for golf at Ocala Preserve?

Members (community residents) pay $10 per person for the day (unlimited play) and $20 per person for the day if you’re bringing your cart. Cart rentals are available for an additional fee.
